Start by registering with a trusted agent (like me!) who has builder relationships. Then, you’ll review floor plans, select your unit, sign the Agreement of Purchase and Sale (APS), and provide the deposit cheques. After that, it’s design appointments, progress updates, and waiting for occupancy.
Deposits are typically broken into stages. For example, 2.5% on signing, 2.5% in 60 days, and the rest spread out over 4-6 months. It’s way easier than a big lump sum like in resale, which makes it attractive for first-time buyers or investors.
Not all builders are created equal. Look for reputation, build quality, past delays, upgrade options, and transparency. I help clients vet builders based on real data and feedback from past clients — not just pretty brochures.
Function beats flashy. Think about your lifestyle (kids? aging parents? WFH?). Also consider sunlight direction, future resale, and upgrade potential. I’ll walk you through model comparisons so you’re not stuck with the “meh” layout nobody wants in 5 years.
That’s a big one! Site maps don’t show the full picture. I cross-reference city zoning, traffic patterns, schools, and nearby developments so you don’t end up across from a future gas station or highway on-ramp. Always check the future of the neighbourhood, not just the glossy site plan.

Most builders allow assignment sales after a certain date, but not all — and some charge fees or restrict it. I guide you through which projects are assignment-friendly and help you market your unit legally if needed.
Use a realtor who knows builder contracts and always have your Agreement reviewed by a real estate lawyer. I also make sure you understand the cooling-off period, cancellation rights, and what happens if the project is delayed.
